In this hectic market, you want your closing to go through without a hitch. Here are five tips on how to make your closing process go smoothly as a seller:
1. Keep your house clean. Inspectors and appraisers need to visit your house. While that shouldn’t affect anything, a clean and orderly house will present better to these people.
2. Keep access available. This is for inspectors, appraisers, and other potential buyers who want to make a backup offer. That’s great insurance to have in case the contract that you currently have doesn’t close for some reason.
3. Keep your utilities turned on. Appraisers and inspectors need to see that things are in working order. Additionally, it’s a courtesy to the buyer to leave them on for an extra day after closing to allow them to contact the utility companies and switch things.

4. Wait to fix things. If you have a contract where repairs are being negotiated, don’t fix anything until there’s a final list. The buyer will often present a list of repairs they’re requesting, but that list can be negotiated to a certain extent.
5. Don’t post on social media until the sale is finalized. This is a bit of a real estate superstition, but it doesn’t hurt to try and avoid any bad luck.
