Three tips that can make your offer more appealing to the seller.
It’s tough to be a buyer in this market. When properties are getting five to 15 offers, yours has to be really competitive to stand out, but how exactly do you do that? Today I want to share three tips to help make your offer more attractive:
1. Write a personal letter. Write a note to the sellers telling them what you love about their landscaping or some other aspect of their house. Sellers who’ve spent a lot of time caring for those features might be more comfortable selling to you, knowing that you’ll carry on that legacy.
“Just do a pass/fail inspection instead of asking for a load of repairs.”2. Shorten your inspection period. Never remove your inspection altogether, but shortening it can help. Sellers don’t want to see 10-day inspection periods. If you have a good agent, you should be able to do your inspections in three or five days.
3. Don’t ask for a laundry list of repairs. You should do what’s called a pass/fail inspection. Don’t ask for any repairs after the inspection. Instead, decide whether or not you want to back out if you find any major issues.
